Residential work arrives through the map pack and ads. Commercial work arrives through the phone, and almost nobody in this trade picks it up. Property managers, HOA boards, apartment complexes, small commercial parks and municipal contracts all buy on a cycle that opens well before the season. One 20 unit HOA can be worth more than 30 residential accounts and takes a single relationship to hold.
The rhythm is not the residential one. Commercial contracts turn over roughly November through February for the coming season, and the buyer is a property manager holding a bid list, not a homeowner. Expect 60 to 100 dials per booked walkthrough at the start, improving as the list gets cleaner.
The mistake is calling in April, when budgets are set and crews are hired. Two weeks in, the measure is walkthroughs on the calendar, not calls made. Three to six is a normal fortnight for one caller.
